Restoring Victorian and Edwardian Homes in the Inner West of Sydney: A Builder’s Perspective
A period home HXD restored
There’s something undeniably special about the grand old homes scattered throughout Sydney’s Inner West. From ornate Victorian terraces to charming Edwardian cottages, these architectural gems hold a character that’s hard to replicate. At HXD, we’re fortunate to work on homes like these – and we know that restoring them isn’t just about repairing bricks and mortar. It’s about honouring history while making space for modern living.
A Fine Balance: Old-World Charm Meets Today’s Lifestyle
Restoring a Victorian or Edwardian home is often a balancing act. Original features – like intricate ceiling roses, decorative timber fretwork, high skirting boards, and double-hung sash windows – tell the story of another era. But behind those beautiful details are outdated services, crumbling materials, and layouts that no longer suit the way families live today.
That’s where thoughtful renovations and well-planned extensions come in.
In the Inner West, where land is scarce and heritage overlays are common, we often extend outwards or upwards while carefully preserving the façade and key period features. It’s not about wiping the slate clean – it’s about breathing new life into these homes without losing what makes them special.
What Makes These Homes Unique – And Challenging
Victorian Homes (circa 1840–1900) often boast formal layouts, steep roofs, cast iron detailing and elaborate facades. Internally, they can feel dark and disconnected. Restoring a Victorian home usually means reconfiguring spaces for better light and flow, reinforcing ageing structures, and replacing outdated timber lintels (which we always recommend swapping for steel or concrete ones during a reno).
Edwardian or Federation Homes (circa 1901–1915) bring their own charm – red brickwork, leadlight windows, and wide hallways with decorative arches. They tend to be more generous in scale but can still suffer from poor insulation, crumbling foundations, and mismatched additions from decades past.
In both cases, structural integrity is key. And in our experience as Inner West builders, that means taking the time to understand the bones of the house before diving into the design.
What to Expect During a Restoration
We like to prepare our clients for a few things:
Surprises under the surface. Once walls and floors are opened up, we often find hidden issues – like old plumbing, timber rot, or dodgy past renovations. That’s why a contingency budget is always wise.
Council considerations. Many homes in suburbs like Newtown, Annandale, Stanmore and Ashfield fall under heritage conservation areas. You’ll likely need to work with a designer or architect who understands the local controls, and we’re always happy to collaborate with professionals who respect the original architecture.
A tailored approach. No two houses are the same. We don’t use a cookie-cutter approach – every restoration project is bespoke, based on the existing fabric of the home, the owner’s vision, and what’s structurally feasible.
